Care of Building, Common Areas & Rooms Policy

Resident responsibilities for maintaining rooms, common areas, furniture, fixtures, and shared amenities within the property.

Purpose

At Ashray Living, we are committed to maintaining a clean, safe, organized, and respectful residential environment for all residents. Every resident is expected to responsibly use and maintain their rooms, shared spaces, furniture, fixtures, and amenities provided within the property. This policy outlines the responsibilities and guidelines related to the care of the building, common areas, and rooms.

1. Resident Responsibility

All residents are expected to:

  • Maintain cleanliness and hygiene in their rooms and shared spaces.
  • Use all furniture, fixtures, appliances, and facilities responsibly.
  • Respect the comfort, safety, and convenience of fellow residents.
  • Immediately report any damage, malfunction, or maintenance concern to the Property Supervisor.

2. Care of Rooms

Residents must ensure that:

  • Rooms remain neat, ventilated, and hygienic.
  • Waste is disposed of only in designated dustbins.
  • Food items are properly stored to avoid insects, pests, or foul odors.
  • Walls, furniture, flooring, and fixtures are not damaged intentionally or negligently.
  • Cupboard keys and room keys are kept safely.

Residents are not permitted to:

  • Alter room structures or fittings
  • Change locks without management approval
  • Damage paint, walls, doors, or furniture
  • Overcrowd rooms or misuse room facilities

Any repair or replacement cost due to negligence or misuse shall be recoverable from the concerned resident(s).

3. Common Area Usage

Common areas include:

  • Corridors
  • Staircases
  • Reception and lounge areas
  • Pantry and dining areas
  • Recreational and gaming zones
  • Washrooms and utility areas

Residents are requested to:

  • Keep common spaces clean after use.
  • Avoid leaving personal belongings unattended in shared areas.
  • Use common facilities respectfully and responsibly.
  • Maintain silence and decorum, especially during night hours.

4. Furniture & Fixtures

Furniture and fixtures provided by Ashray Living are for resident use within designated areas only.

Residents must not:

  • Shift furniture between rooms or common areas without permission
  • Damage or misuse common property
  • Remove shared-use items from designated spaces

Any loss or damage caused to property, furniture, or equipment may result in recovery charges and disciplinary action.

5. Recreational & Shared Equipment

Shared amenities such as:

  • TVs
  • Gaming units
  • Pool tables
  • Table tennis equipment
  • Pantry appliances
  • Water dispensers
  • Microwave or induction units

must be used carefully and only in designated areas.

Residents may be required to arrange personal accessories such as gaming controllers, rackets, or sports equipment where applicable.

6. Damage Reporting & Maintenance

Residents must immediately report:

  • Water leakages
  • Electrical faults
  • Broken furniture
  • Damaged fixtures
  • Safety hazards
  • Plumbing issues

Failure to report damage on time may result in the resident being held responsible for additional deterioration or repair costs.

7. Vandalism & Misuse

Any act involving:

  • Intentional damage
  • Defacement of walls or property
  • Tampering with equipment
  • Misuse of facilities
  • Destruction of common assets

shall be treated as serious misconduct.

Ashray Living reserves the right to impose penalties, recover repair costs, restrict facility access, or terminate residency in severe cases.

8. Cleanliness & Hygiene Standards

Residents are expected to:

  • Avoid littering anywhere within the premises.
  • Keep food waste covered and disposed properly.
  • Maintain washroom hygiene.
  • Cooperate with housekeeping and maintenance staff.

Rooms or areas found in unhygienic condition may be subject to professional cleaning charges recoverable from the concerned residents.

9. Inspections & Maintenance Access

Management reserves the right to conduct:

  • Routine inspections
  • Preventive maintenance
  • Safety checks
  • Emergency repair access

Authorized staff may enter rooms for maintenance or operational requirements while ensuring resident privacy and dignity.

10. Noise & Community Discipline

Residents must avoid:

  • Loud music
  • Disturbing behavior
  • Shouting in common areas
  • Activities causing inconvenience to others

All residents are expected to contribute towards a peaceful and respectful community atmosphere.

11. Safety & Security

Residents must not:

  • Obstruct CCTV cameras
  • Tamper with fire safety equipment
  • Block exits or corridors
  • Store hazardous materials within rooms

Safety protocols issued by management must be followed at all times.

12. Management Rights

Ashray Living reserves the right to:

  • Modify operational rules and maintenance procedures
  • Shift residents temporarily for repair or emergency requirements
  • Recover damages caused due to negligence or misuse
  • Restrict access to facilities in case of policy violations
